Anderson Management Co. Inc. is about to build its 18th and final office building at its Northrock Business Park at K-96 and Rock Road.
“This is it,” says Ross Way, property and leasing manager and partner at Anderson Management. “It only took 31 years to get this done. We started in ‘82 with the first building.”
Anderson Management filed its plans for what will be Building 1500 with the city last week, Way says.
The 17,500-square-foot building — which will be flex space usable as office or office and some warehouse — can be offered for one or more tenants needing from 7,500 square feet and up.
While it’s a speculative building, Way isn’t concerned about filling it.
“We’re 95 percent (occupied) right now here and we have 275,000 (square feet) in the existing buildings,” but if someone needed more than 6,000 feet, Northrock doesn’t have the space available, he says.
Anderson completed a 16,000-square-foot building at the office park last year and had no trouble filling it, so it’s “time for this one,” Way says.
“This location will be good for years to come,” he says. “That’s why we don’t hesitate to build more.”
Conco Construction is the building’s contractor and should start work Aug. 1, Way says. The building should be done by Jan. 1.
Way did not release a construction price.
The building is set for the office park’s east side, at East 34th Street North and Comotara Street.
